Company Overview: Moran & Company was formed in 1971 as an apartment investment firm. In 1994, at the request of a few institutional investors, the partners assisted with the disposition of several apartment properties in Southern California. The buyer was so impressed by the company’s brokerage team that he hired them to market additional apartment properties on their behalf. Thus, Moran & Co.’s multifamily brokerage business was born. Today, the Chicago-based brokerage firm specializes in the sale of institutional-quality multifamily properties including Class A and value-add opportunities. It has seven offices located across the country, in Seattle, WA; Costa Mesa, CA; Denver, CO; Chicago, IL; Dallas, TX; Alpharetta, GA; and Bethesda, MA. In order to generate the highest price for a specific community in light of current market conditions, Moran & Co. has developed a modified bid process that most often takes 17-26 weeks. According to Jeff Williams, a former client who joined the company as a partner in late 2006, this analytical approach to selling allows Moran & Co. to compete with bigger firms. “The model of the company is much more in line with that of an investment banking firm in its approach,” Williams said. He also noted that the background of Moran & Co.’s employees, many of whom have been on both the buying and selling end of the business, makes them more effective brokers. Since 1995, Moran & Co. has closed nearly $10 billion in apartment sales across the country.
