Based in Woodlands, TX, iCap was founded in 2001 through the integration of several commercial real estate companies. The firm specializes in interim, equity, permanent and acquisition financing, joint ventures, participating debt, sale/leasebacks, second mortgage and investment sales. This financial intermediary originates almost $3 billion worth of loans each year through a wide roster of capital sources, including life insurance companies, conduits, mezzanine lenders, equity providers, government agencies and banks. In August, iCap expanded its Florida business, opening an office in Miami. This growth capped off a spate of new branch openings in San Francisco, Boston, Toledo, OH and Grand Rapids, MI. Of the paper provided by iCap last year, 74.25% was permanent financing. Construction loans accounted for about 7%, while construction/interimand bridge notes made up about 2.6% each. Roughly 99%, or $2.4 billion, of iCap’s transactions last year involved private debt. The company also supplied $33.5 million in private equity funding.
