Prudential serves individual and institutional borrower's real estate financing needs through structured debt products. Borrowers can access all products through a single loan officer contact. Among business highlights the company has carved out a niche by offering loans for portfolios of properties by splitting those loans among a variety of capital sources. While Prudential is known for its capacity to offer loans in excess of $250 million for large assets or more than $500 million for portfolios, it also handles smaller deals, which represent the bulk of its business. In 2006, 80% were under $15.3 million, with more than 32% issued for multifamily properties. The company is expanding its FHA and affordable housing program and staff.
