Company Overview: THE BASCOM GROUP, LLC – In 1996 Derek Chen, Jerome Fink, and David Kim founded The Bascom Group, LLC (“Bascom”) as a private equity firm in Orange County, California, specializing in value-added multifamily real estate investments. Bascom sources value-added apartment properties of 60+ units in size and repositions them by adding extensive capital improvements and reducing expenses by realizing opera-tional efficiencies through the implementation of institutional-quality property management. The reposi-tioning improves the quality of life for tenants – adding value to the community – which results in a higher value for the property. After holding the property for three to five years, Bascom will sell the stabilized asset to investors seeking a steady cash flow stream. To date, Bascom has completed transactions totaling over $5.26 billion, including approximately $541 million in acquisitions in 2007. Total transaction volume in 2006 totaled $1,028,213,032. Bascom has been an active buyer of multifamily properties in California, Colorado, Washington, Hawaii, Nevada, Arizona, Utah, Georgia, and Texas, acquiring nearly 47,000 units distributed amongst 183 properties to date. Bascom, through its joint ventures with the Southern California Industrial Fund LLC and Rushmore Properties, LLC, has acquired more than 1.46 million square feet of commercial properties nationwide.
